Transaction Review & Introduction
The Buyer joins our introductory phone call to address initial questions and submits the intake form. I have a clear picture of the transaction and concerns as we start the inspection and contract contingency period.
Attorney Review & Inspection Contingencies
I conduct a comprehensive examination of the contract, amendments, property tax records, property inspection reports, zoning restrictions, municipal inspections, association documents and other relevant documents to uncover any potential risks or liabilities. I submit our request to the Seller and negotiate the terms of the final agreement. Days 2 – 15
Loan Approval & Closing Preparation
The Buyer satisfies the lenders outstanding requests, the Lender issues its final clear to close and working with the title company produces the final figures for review. I review the final closing documents and figures with the Buyer and schedule the closing. Days 15 – 30
Closing & Transfer
We attend the closing and guide you through the process, ensuring all documents are properly executed, funds are transferred, and the ownership is transferred smoothly.
Post-Closing Services We remain available to assist with any post-closing matters, such as recording quit claim deeds, addressing title issues, and answering any questions or concerns that may arise. After you have settled in, I will reach out to discuss your estate plan.
