  • Ensure Seller’s obligations to municipalities and associations are satisfied.

  • Limit outlay of earnest money.

  • Negotiate for inspection and arrange for repairs to meet the obligations of the contract and expectations of the purchaser.

  • Review title and closing documents to confirm property is free and clear.

  • Maintain consistent contact with Lender, Title company, Seller and Purchaser to facilitate a timely and efficient closing.

  • Represent Seller at closing, explaining the process and guiding new homeowner through purchase
